Property Improvements and Inspections

The Orchards at Greentree HOA Board makes up the Architectural Review Committee (ARC), which follows uniform procedures, guidelines, and enforcement to regulate the external design, appearance, and maintenance of property improvements. The goal is to preserve and enhance values and to support a harmonious relationship between structures and natural vegetation.

Any addition, exterior alteration, modification, or detached structure must have approval before any work is undertaken.

The Property manager conducts inspection checks throughout the year.  Residents found to have violated the Architectural Guidelines of the Orchards may be asked to submit a retroactive ARC request, may be subject to fines, and may be obligated to repaint or replace unauthorized changes.

Association Guidelines

Fee Simple Memo

The Orchards at Greentree HOA is considered “Fee Simple.”  Fee Simple means that, as an owner, you are responsible for the exterior maintenance of your property. A survey of your land will detail the exact area of your property boundaries, specifically the front yard, back yard, and the sidewalk in front of the house to the curb. That means that the area within those boundaries is homeowner’s responsibility.

The monthly dues collected are used for the maintenance and management of the common areas in the Orchards. This includes the Pool, Club House, Playgrounds, electricity bills for the lamp posts, etc.

Homeowners are required to maintain their property according to the Association’s Governing Documents (Master Deed and By-Laws). Should you have any questions regarding these regulations, please refer to the Governing Documents that you received at settlement.
