On December 6, 2023, a new resolution was signed into the Orchards’ by-laws regarding the installation and use of window air conditioners. This matter has been requested to be addressed by many concerned residents and has been discussed at the recent open meetings.
New Rules – Window A/C Units
- The installation of a window A/C unit constitutes an alteration of the exterior of a unit.
- The Orchards at Greentree HOA has authority to approve or disapprove any alteration to the appearance of the exterior of a unit, so that now covers exposed A/C units installed within a window.
- As of December 2023, no units within the community may install window air conditioners except in the rear of the unit.
- If a resident wishes to install a floor A/C unit in a front or side window, an ARC application must be filled out so the HOA Board can review the request and the modification to the unit’s exterior.
- Any currently installed window air conditioners in the front or side of a unit must be removed by December 31, 2023.
- Failure to abide by the provisions of this new Resolution are considered a violation of the HOA’s authority and may results in fines or court action.
